As we get close to wrapping up the year, I wanted to share a summary of beach area sales, and compare this to what we experienced in 2010.

Sales info below is based on Wilmington MLS data, and is for the period of January 1st, 2011 through November 30th 2011.

In Carolina Beach this year, there have been 68 single family home sales, 154 condos, and 63 parcels of land. This compares to 69 homes, 170 condos, and 36 parcels of land that SOLD during the same period in 2010.

The highest price home to sell was for $800,000, the lowest priced for $60,000. The average “days on market” for SOLD homes in Carolina Beach this year is 162. Currently there are 413 total properties for sale in Carolina Beach.

In Kure Beach this year, there have been 39 homes that have SOLD, 35 condos, and 20 parcels of land. This compares to 45 homes, 28 condos, and 14 parcels of land that SOLD during the same period in 2010.

The highest price home to sell in Kure Beach this year was $1,275,000, the lowest priced home was $79,900. The average “days on market” for SOLD homes in Kure Beach is 218. Currently there are 130 total properties for sale in Kure Beach.

In Wrightsville Beach this year, there have been 32 homes that have SOLD, 44 condos, and 4 parcels of land . This compares to 18 homes, 25 condos, and one parcel of land for the same period in 2010.

The highest price single family home to sell in Wrightsville this year was for $2,875,000, the lowest priced was $330,000. The average “days on market” for SOLD homes is 249. Currently there are 178 total properties for sale in Wrightsville Beach.

In general, I am optimistic for 2012. Prices have stabilized, which is a very import “next step” in a rebounding market. We will continue to see some foreclosures and short sales, but these prices for the most part are in line with other non-distressed sales.

We also will continue to see an influx of cash buyers, and those from the Mid-Atlantic and northeast who are buying second homes. These buyers recognize the value our areas offer.

Year to date there have been 246 sales in Carolina Beach, this compares to 242 for the same period in 2010. The average price per square foot for single family homes in 2011 is $160, compared to $159 in 2010.

Year to date there have been 83 sales in Kure Beach, This compares to 80 sales for the same period in 2010. The average price per square foot for single family homes in 2011 is $196, compared to $202 in 2010.

Year to date there have been 1,904 sales in Wilmington, This compares to 1,986 for the same period in 2010.

The highest priced home to sell so far this year in New Hanover County was a house in Wrightsville Beach for $2,895,000. There have been a total of 44 homes to sell over $1,000,000 since 1/1/2011.

The largest home to sell this year in New Hanover County was a 9,200 sq ft home in Landfall that SOLD for $1,850,000. Year to date there have been 17 homes over 5,000 sq ft that have SOLD in New Hanover County.

In Carolina and Kure Beach, as of late October, there have been 300 homes and condo to have SOLD over the past 12 months (this number excludes land sales). 85 of these were bank-owned homes, and 37 were short sales. This number represents about 40% of total sales.

Carolina Beach is located at the southern end of New Hanover County on Pleasure Island. Pleasure Island consists of Kure Beach and Carolina Beach, and in total is about 9 miles long.

The northern portion of the island is Freeman Park, which is an undeveloped strand of beach and marshland.

The southern portion of the island is Ft Fisher State Park. This is a large protected area with a small museum, the Ft Fisher Aquarium, and the Ft Fisher / Southport Ferry. The rest is all natural with stunning beaches and walking trails. Did you know there used to be two lighthouses, and a runway in Ft Fisher?

Carolina Beach became a very popular destination in the late 90’s as Wrightsville Beach began to become very expensive. Some now like Carolina & Kure Beach more as it offers an abundance of outdoor activities, and places to enjoy them.

The Carolina Beach State Park is one of them. This is a 1,000 acre park with trails, hiking bird watching, camping and a marina.

Downtown Carolina Beach has a quaint small town feel. There are about a dozen restaurants, several bars and shopping. There is also the boardwalk which brings a nostalgic component to the town. And of course Britt’s Donuts.

The town also has a dog park, ball fields and a skate park. Surfing and kayaking are also popular activities. The town has a marina and a fleet of commercial fishing boats for charter!

As a blossoming town, Carolina Beach was susceptible to the real estate craze that hit in the early 2000’s.

Prior to the real estate boom, interior home sites on the island costs on average around $50,000. These ran up to $300,000+ during the boom, and have since fallen back down considerable.

Oceanfront lots, before the boom, were priced between $300,000 and $400,000. At the peak lots SOLD for $1,000,000+.

Carolina Beach saw its fair share of speculation and real estate investors, so the pricing curve shot up quickly. At times, homes in Carolina Beach and home sites were on the market for a matter of hours, and often multiple offers were received. It was as frenzy.

For example, in 2004 there were 908 properties that SOLD on the island (in Carolina and Kure Beach), in 2005 this number dropped to 890. In 2006 this number dropped dramatically to 329, which is a decrease of 63%.

In 2008 Pleasure Island hits its low with only 269 properties to have SOLD.

Since 2008, we have seen an increase in the number of sales, and in 2011 we are on track to see a total back near 400.

Carolina Beach is also seeing a decline in inventory. In 2006, the number of homes listed swelled near 800. Today, it’s about ½ that number.

The real estate market is far from being normal, but with the attractive prices and low interest rates, there are active buyers purchasing homes in Carolina & Kure Beach. They are purchasing primary homes, second homes and investment property.

UNCW One of Only 26 in Nation, Two in N.C. to Receive Bicycle Friendly University Designation

The University of North Carolina Wilmington is one of only 26 universities in the nation to be designated as a Bicycle Friendly University at the bronze level by the League of American Bicyclists. Only one other higher education institution in North Carolina, UNC Greensboro, has received this designation. The prestigious honor comes just as the City of Wilmington, which recently received a similar designation, prepares for the grand opening of the campus section of the Cross City Trail, on Friday, Oct. 14.

After careful review of an application and consultation with campus cyclists, the award was granted to UNC Wilmington for encouraging students, faculty and staff to partake in non-motorized forms of travel including commuting to campus on bicycles. This year, UNCW was one of six universities to receive the prestigious honor.

"This award is presented only to campuses with remarkable commitments to bicycling," said the director of Bicycle Friendly America program, Bill Nesper.

The option to buy bicycles and skateboards and have them custom detailed on campus is one of the numerous reasons UNCW was singled out for its commitment to sustainable transportation. Since August, several students, including studio art major Chris Bowen, have custom painted bicycles, skateboards, flip-flops and more for UNCW ECOteal, a unique campus store focused on environmentally friendly retail.

"Although the award is simply a 'designation,' it does have powerful implications in terms of developing a more bicycle friendly campus," said Tamlyn Shields, Obesity Prevention Initiative Coordinator at UNCW. "A 'bike friendly' campus aligns with the university's mission to promote health and develop a more sustainable campus."

The City of Wilmington held an award ceremony for their own designation as a Bicycle Friendly Community on the bronze level in July 2011. The city and university's unified commitment to alternate transportation will shine at the grand opening of the Gary Shell Cross-City Trail at 2:30 p.m. Friday, Oct. 14 in front of Trask Coliseum on Wagoner Drive. The city received $2 million in federal stimulus funding for this section of the trail.

UNCW's designation is current for four years and will be up for renewal in 2015. The League nationally publicized the announcement on Oct. 10 at the Association of Advancement of Sustainability in Higher Education Conference in Pittsburg, Pa.

Groups that have been involved through the process include UNCW Obesity Prevention Initiative, UNCW Parking and Transportation, Cape Fear Cyclists, the City of Wilmington Transportation Planning, the UNCW Student Cycling Club, the UNCW Employee Wellness Committee and the UNCW Police Department.

Pirates and Topsail Beach

With Halloween right around the corner I was thinking about all the customs we’ll see and the one that is used the most being the “Pirate Costume”. That brought to mind the history of pirates and Topsail Beach North Carolina. If you’ve ever visited Topsail Island you know it’s located off the coast of southeastern North Carolina and is host to the most pristine waters anywhere. The Island its self is 26 miles long and its widest point is 1500 feet. On one side of Topsail Island you have the Atlantic Ocean and on the other you have the Intracoastal Waterway. Topsail Island is rich in history and folklore from the 1700’s is where it’s said Topsail (pronounced Tops’l) originated its name. It was during that time that pirate ships roamed these coastal waters in search of ships to attack and steal from. Thus the sailors getting smart began scanning the dune lines of Topsail Island over their topsails to spot the pirate ships thus the name, Topsail.

The most notorious of these pirates is a man named ‘Blackbeard’ also known as Edward Drummond, Edward Teach and Edward Thatch. Blackbeard was said to be over six feet tall and a master of psychological warfare. He was a scary individual that had no fear said to be the devil incarnate. Not what we picture when we dress our ‘little man’ in his Halloween costume emulating this notorious pirate. An example of his wicked nature is that he would tie cannon fuses and sulfur matches in his long beard and light them! Picturing a man standing feet taller than most with fire in his beard, pistols in hand, smoke around his head would make the most skeptical person take note. This was not a pirate you’d want to meet in any waters much less right here in North Carolina.

The most interesting part of this story is that Blackbeard left his treasure at Topsail. Of course over the years many have searched extensively without luck. Many think that the treasure of Blackbeard was found already but without proof who knows. Legend has it that Topsail Island waters are still haunted by Blackbeard’s ship which is one of the many “Ghost Ships of Topsail”. Maybe he’s still waiting for some lucky treasure hunter to find the bounty? A great new addition to the island is a Pirate Ship that cruises the Island with visitors and give you a real sense of what it was like way back when Blackbeard and other pirates cruised our waters. According to Trulia the average price per square foot for Carolina Beach was $180, a decrease of 31.6% compared to the same period last year. The median sales price for homes from Jun 11 to Aug 11 was $218,000 based on 39 home sales. Compared to the same period one year ago, the median home sales price decreased 8.2%, or $19,500, and the number of home sales decreased 61.8%. There are currently 422 resale and new homes in Carolina Beach including 19 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale was $331,827 for the week ending Aug 31, which represents a decrease of 0.3% compared to the prior week. In Kure Bead the average price per square foot was $235, an increase of 15.2% compared to the same period last year. The median sales price for homes in Kure Beach for Jun 11 to Aug 11 was $322,500 based on 9 home sales. Compared to the same period one year ago, the median home sales price decreased 7.9%, or $27,500, and the number of home sales decreased 66.7%. There are currently 122 resale and new homes in Kure Beach including 5 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Kure Beach NC was $566,689 for the week ending Aug 31, which represents a decrease of 0.3% compared to the prior week.
